Towering pines and spruce – and majestic views – grace the lots of Bekkedal, located between the south end of Breckenridge and the town of Blue River.

A selection of Bekkedal properties enjoy riverfront views, others enjoy views of Goose Pasture Tarn. Owners and guests here in Bekkedal have the distinct pleasure of enjoying the peace and quiet from the privacy of their expansive decks and outdoor living areas. They can cross-country-ski, snowshoe, hike and mountain bike right from their property. All of this, within 1.5 miles from downtown Breckenridge.

There are 62 distinct lots in the subdivision of Bekkedal, as well as two tracts of open space along the Blue River, totaling about 12 acres. That means Bekkedal residents have private fishing rights along this section of the Blue.

Despite that fact that the subdivision was platted in the early 1960s, not all Bekkedal land is built on. Browse available vacant land in the Bekkedal subdivision.

Lot sizes here range from one-half acre to 3.5 acres, with most lots between 1 and 2 acres in size.
As is common with subdivisions of this vintage – the design and style of homes vary widely – from simple cabins to elaborate luxury custom homes. Finished homes range from 1000 square feet to 5000 square feet. Some of these older homes may offer opportunity for renovating and earning equity, as Bekkedal is such a desirable subdivision. According to the subdivision’s architectural guidelines, no separate guesthouse or caretaker units are allowed, but short-term and long-term rentals are permitted.

Because Bekkedal lies just outside the town limits of Breckenridge, there is no Breckenridge transfer tax on properties here. Properties in Bekkedal are on well and septic. Natural gas is available.

HOA fees, as of this writing, are just $50 per year. Bekkedal’s homeowners association maintains an informative website here: http://www.bekkedal.org/ with more information on covenants, rental guidelines, and architectural design guidelines, as well as budget and meeting minutes.

Villas at Swans Nest Condos for Sale

Just north of Tiger Road, Villas at Swans Nest condos for sale offer affordable properties with relative proximity to the slopes (the Breckenridge gondola is just 4 miles away) and remarkable recreational opportunities.

In the winter, the golf course transforms into the Gold Run Nordic Center, with 30 kilometers of groomed cross-country ski trails (both classic and skate), as well as 13 kilometers of snowshoe trails, plus an ice skating pond and sleigh rides.

Villas at Swans Nest is located about 4 miles from Breckenridge and 5 miles from Frisco. The complex is comprised of 138 condos in total, the majority of which are two bedroom units, some with the additional living space of a den or a loft. The remainder are one-bedroom units.

Properties at Villas at Swan’s Nest range from 830 to 1420 square feet. Many of the units feature one car garages, some attached, others detached. Condos here also come equipped with a washer & dryer (or hookups).

The complex was developed in 1999, and many of the recent listings have featured updated interior  finishes. Interiors are spacious and sunny and each offers close proximity to everything Summit County has to offer

HOA fees at Villas at Swans Nest are relatively low (between $400 and $500 per month, at the time of this writing), and include everything but electricity — so HOA fees include gas, heat, internet, wi/fi, trash, and snow removal. Also included in these fees are the common hot tubs at Villas at Swans Nest.

Summit County’s free shuttle service, the Summit Stage, has a stop just down the road. Properties in this area tend to be a bit quieter than those located right downtown. Short-term and long-term rentals are permitted in this area, and, if you are a local buyer who works full time in the county, the town will waive the 1% transfer tax on most of these properties. Views in Quandary Village/Northstar are exquisite and worth the drive, especially if you are looking for that true Colorado experience. (And some peace and quiet.)

Homes are nestled in old growth forests, with towering strands of spruce and fir. You’ll also enjoy magnificent views of Mount Quandary, Northstar mountain and/or Red Mountain.

Depending on the location of your lot and the way your home is situated, you may also enjoy heart-pounding down valley views, looking back toward the town of Breckenridge – or even the backside of Keystone Ski Resort. From this vantage point, you’ll truly feel like you’re on top of the world.

The subdivision is comprised of just over 300 parcels in all. This map on the North Star HOA page show the parcels and which are built on. The majority of the lot sizes here are around 0.5 acres, though they range from 0.25 acres to 2.25 acres. (See available vacant land in the subdivision here.)

Annual homeowners dues are reasonable and cover wintertime snow removal and summertime road maintenance. (At the time of this writing, annual dues are $520 per year.)  Each homeowner is responsible for plowing their own driveway, and private contractors are available to take care of plowing on individual driveways on monthly or seasonal contracts.

Homes in North Star are custom built, so each varies in style and size. Many feature the quintessential Colorado “cabin in the woods” style, with spacious sunny decks (many equipped with hot tubs), log construction, soaring masonry, and oversized panes of glass to showcase those majestic views.

North Star truly does afford access to some of the most picturesque scenery in the county. There are some extremely popular hiking trails in the area, including McCullough Gulch, the Mohawk Lakes Trail, Quandary Peak Trail, and Blue Lakes Trail, where mountain goats are known to congregate.

There is no transfer tax in Quandary Village / North Star. Homes are on well and septic and natural gas and/or propane is available, depending on the lot.

Breckenridge Ski Resort and the town of Breckenridge are each about a 10 to 15 minute drive from North Star – but a world apart. The entrance to the subdivision is 8.5 miles from Breckenridge Main Street.

To get there and explore, take a right on Carroll Lane and follow the directional signs through North Star. See all lots available in Quandary Village and North Star Village. Wildwood lodge condos are one of the best kept secrets in Breckenridge. These affordable one- and two-bedroom units rent like crazy and are true ski in, located just off the 4 O’Clock Ski Run – and just two blocks from Main Street Breckenridge.

Built in 1987, Wildwood Lodge delivers ski-in convenience and value to people looking for a small, affordable condo right on the slopes of Breckenridge.

Many of the units in Wildwood Lodge have been updated and each features a full-size kitchen. The majority of the units are here one bedroom with one full bathroom. These units sleep four people (with a sleeper sofa). The two bedroom units sleep six. The top floor 2-bedroom condos are sunny and bright, with vaulted ceilings and spiral staircases to the upper loft bedroom with en suite bathroom.

The walkout level units facing south enjoy a beautiful patio area, overlooking Sawmill Creek. Other units feature private balconies.

Looming and picturesque pine trees to the south of the building buffer the condos from Breck’s Four O’Clock ski run, which is just footsteps away. The hot tub is here, as well, between the Wildwood Lodge building and the ski run, located right near the mountain stream. These condos are true ski in. To ski out, simply ski down to the free town shuttle stop, or take a quick hike up to the Snowflake lift.

In the summertime, there is a peaceful area with an outdoor grill near the babbling creek.

Additional amenities at Wildwood Lodge condos for sale include a large and raised outdoor hot tub and an indoor dry sauna, as well as a common laundry area and massage facilities. There is a fully staffed front desk and 24 hour on-site management, as well. Note that parking is surface only, and spaces are not assigned.

Wildwood Lodge features a cozy lobby area with a warm fireplace and intimate seating area. The feel of Wildwood Suites is inviting and quaint with classic, friendly charm. Wildwood also offers meeting facilities for up to 50 people.

HOA fees at Wildwood Lodge are reasonable. At the time of this writing, association fees are $492/month for two-bedroom units and $394/month for one-bedroom units. HOA fees cover just about everything except electricity. Association dues cover cable TV, common area maintenance, gas, heat, internet/wi-fi, management, snow removal, trash pickup, and water/sewer.

Wildwood Suites is a pet-friendly, so pets are allowed for owners, and owners can decide whether to allow them for guests, as well.

Like all ski-in condos, Wildwood Lodge are very popular in the rental market. Most of the rental activity here is done on a short-term basis to vacationers, but there are some seasonal, long-term rentals here, as well. Located near the intersection of Highway 9 and Tiger Road, Highland Greens is about 3 miles south of Main Street Breckenridge, and five miles north of Frisco (and Interstate 70.) This central location makes it convenient and contributes to the affordability of the properties, as well. Condos and townhomes here are offered at a lower price per square foot than the townhomes and condos you’ll find in town or on the ski slopes.

Still, Highland Greens makes it easy to enjoy everything Breckenridge has to offer. The private Highland Greens shuttle transports residents and guests to town and to the ski resort during the winter, and that means Highland Greens owners get to enjoy peace and quiet, a nearby golf course and hiking trails, AND hassle-free wintertime transport to skiing, shopping, and dining, through either the private neighborhood shuttle or the free Summit County bus system (offered year-round).

Highland Greens Condos and Townhomes

Highland Greens is comprised of 102 townhomes and 49 condos (in the artfully designed Highland Greens Lodge).

Highland Greens Lodge condos range in size from cozy studios to 2 bedroom-2 bath units. Association fees here range from $350 to $450 per month, and include just about everything except phone and electricity. In addition to the free private shuttle, association fees cover cable television, common area maintenance, gas, heat, internet/wi-fi, management, snow removal, trash pickup, and water/sewer. The Highland Greens Lodge also features two outdoor hot tubs on a sunny, south facing deck, as well as an exercise room and sauna. Note that parking at the lodge is surface only.

Highland Greens Townhomes range in size from two-bedrooms to four-bedrooms, and from just over 1100 square feet to 2100 square feet. The HOA fees are lower among the townhomes ($200 to $275/per month) and cover the common area maintenance, snow removal and trash pickup. Townhomes come with one- or two-car garages.

Built in the early 2000s, Highland Greens condos and townhomes were constructed using eco-friendly construction methods. They feature classic finishes, sleek appliances and granite as well as energy efficient gas fireplaces, and some phenomenal views of the Ten Mile Range.

The surrounding area is perfect for outdoor enthusiasts any time of year. The Colorado Trail is nearby, as are numerous other hiking and biking trails. The paved Summit County Rec Path is located just across Highway 9. And Highland Greens is within walking distance of the Jack Nicklaus-designed, 27-hole Breckenridge Golf Club. In the wintertime, the golf course transforms beautifully into the Gold Run Nordic Center, where you can enjoy classic cross country skiing, skate skiing and evening horse-drawn sleigh rides. The Swan River is nearby, as well, for fly-fishing enthusiasts to enjoy – or maybe you prefer to simply relax along the banks.

Affordable Housing and Deed Restrictions in Summit County

Affordable Housing and Deed Restrictions in Summit CountyIn resort communities such as Summit County, affordable housing can be difficult to come by. (Affordable housing, as defined by national standards, is housing – whether paid by rent or mortgage – that takes no more than 30% of a household’s gross monthly income.)

The average single home price in our area is out of reach for many people who work in the community itself and many of the properties that might otherwise be available are instead bought as second homes and/or stay in the short-term rental market.

In areas where there are no affordable housing initiatives in place, the result is an area where local workforce has a hard time living – whether renting or buying. And when locals are unable to live in the community where they work, it can have a significant impact on the community itself. It becomes more difficult to fill jobs, to provide the highest quality experience for visitors, to retain families and to preserve the genuine “community” feel of a town.

To limit this impact, local organizations and developers have worked together to create more affordable housing units for the workforce of Summit County. One of the ways they do this is through deed restrictions and deed restricted neighborhoods.

What is a deed restriction?

Deed restrictions are stipulations written into a property’s deed that outline conditions, covenants, and/or restrictions for the property. They are private agreements, listed in the deed itself, that restrict the use of real estate in some specific way (or ways).

In Summit County, the deed restrictions designed to further the goals of affordable housing and workforce housing can vary from one development to another. They may include any of the following, all of the following, or a combination of the following: 

* The deed restricted property must be the owner’s primary residence.
And/or
* At least one member of the household must be employed in Summit County for 30 or more hours per week (year round.)
And/or
* The total household income must be at or below a certain percentage of the Area Median Income (AMI). This household income counts each person over the age of 18 who lives in the home. Here are area median income charts for Summit County.

These deed restricted properties often have limitations on the dollar amount of capital improvements that can be added to the sales price, and they often have appreciation caps, as well. These limits will vary from subdivision to subdivision, but, when you go to sell your home, if there are caps in place, you won’t be able to sell it for more than your deed restriction allows. This is, of course, how the deed restriction keeps prices within reach of locals.

In the Wellington Neighborhood Phase I Deed Restriction, for example, the rise in resale value of the homes is restricted to 3% a year, or to the percent increase in the Area Median Income (whichever is greater). In the Wellington Phase I, there are no income limitations for owners, though, generally speaking, buyers must occupy the home as a primary residence.

In Frisco’s Ophir Mountain Village subdivision, on the other hand, the appreciation is capped at 3% a year or the percent increase in the figure that represents 80% of the Area Median Income for a family of four (whichever is less). To qualify for home ownership in Ophir Mountain Village, buyers must occupy the home as a primary residence and, at the time of purchase, have a combined annual household income not exceeding 80% of the median household income for Summit County, as determined by HUD.

As this example demonstrates, each of the deed restricted and affordable housing subdivisions in Summit County have different restrictions and eligibility requirements, so it’s vitally important to read the deed restriction closely before making any decisions.

Summit County’s Affordable Housing and Deed Restrictions – The Options

There are deed restricted and affordable housing communities throughout Summit County. The Breckenridge and Blue River area has 6 such neighborhoods, Frisco and Copper Mountain have 9, and Silverthorne/Dillon/Summit Cove/Keystone area has 4 (see below). There are also deed restricted properties dispersed throughout the area individually. In Breckenridge, for example, there are more than 116 additional deed restricted units throughout town – beyond those in the subdivisions that are traditionally thought of as “deed restricted.”  Again, when we start working together, I will help you determine each of the options available to you.

The Summit Combined Housing Authority is a great resource, as well. At its website: www.summithousing.us, you can read the full text of each subdivision’s deed restriction. You can also learn more about educational opportunities for homebuyers, as well as loans for down payment assistance that you may qualify for.

A few more things to remember when shopping for deed restricted housing:

* Many deed restricted and affordable housing units are exempt from real estate transfer taxes.

* Deed restricted and affordable housing units tend to go very quickly, sometimes going under contract before they are even listed. If you qualify for a deed restricted property, make sure you let me know so I can let you know as soon as I hear of anything that might be coming up. At the very least, you’ll want to be sure you are signed up for automatic updates to be notified as soon as these properties go on the market. Contact me to get the process started.

It’s a good idea to start your application with the Summit Combined Housing Authority (SCHA). In order to submit an offer on an income-capped property, you must be approved to purchase at the required AMI level. This approval process can take between two and four weeks after SCHA receives your application.  The SCHA may also be able to notify you about new properties.

I personally live in the Wellington neighborhood, for example, and I know how quickly these homes can go, so I try to be among the first to know about new potential listings here. I currently know of a very nice 3 bedroom/2 bath duplex on a large corner lot that is scheduled to be available in early spring 2017 as well as a 3 bedroom/2.5 bath single family home with a fenced yard on a large corner lot that should be available by early summer. Summit County’s Affordable Housing/Deed Restricted Neighborhoods

Note, the communities that appear in the list below may also feature units or properties that are offered at market value, without the deed restriction in place. In other words, not all the units in the following neighborhoods are deed restricted. Again, you’ll want to examine each property individually for the deed restriction that may apply. (I can help.)

Breckenridge Deed Restricted Housing includes properties in: 

  • Gibson Heights. A little over a mile east of Breckenridge Main Street.
  • Valley Brook. Located off Airport Road, near Upper Blue Elementary.
  • The Wellington Neighborhood. In French Gulch, about 1.5 miles east of Main Street) Phase 1 of a new housing development called Lincoln Park is currently underway, as well, adjacent to the Wellington Neighborhood.
  • Vic’s Landing. Located at Highway 9 and Tiger Road, near the Breckenridge Golf Course. 
  • Farmer’s Grove. Between Breckenridge and Frisco, near Summit High School.
  • Monarch Townhomes. On Boreas Pass.

Frisco Deed Restricted & Affordable Housing for Sale includes properties in:

  • Bear’s Den. In central Frisco.
  • Boulevard Bend. Just off Summit Blvd. on 8th Street.
  • Drake Landing. Near Lake Dillon and the Summit County Rec Path.
  • Ophir Mountain Village. Near the County Commons.
