There certainly are. Generally speaking, the highest nightly and weekly rental rates will be on those luxury homes that are located closest to the ski lifts, but there are plenty of neighborhoods across Summit County that will afford you a nice income when you aren’t in town to enjoy the home yourself.

Please note that what follows is not an exhaustive list of subdivisions that feature strong short term rentals. I will help you to understand the ins and outs of each luxury neighborhood and will provide rental projections or histories on any homes in which you express a particular interest.

BRECKENRIDGE LUXURY SKI HOMES

Breckenridge Ski in, Ski Out Homes
You and your short-term guests will enjoy the ultimate in slopeside Breckenridge luxury in these ski in, ski out custom homes.

Timber Trail
The Timber Trail subdivision is reserved exclusively for single family homes and these command some of the best rental income in the county. There are large custom homes here that sleep an army and can be very lucrative rentals, though, because they are not on the ski hill itself, the price per square foot is often lower.

Goldenview
The glorious sunsets and views from your Goldenview windows and decks make this some of the most desirable real estate in all of Breckenridge, but, again, because it isn’t on the ski mountain, you will pay less per square foot. You will still feel connected to the town of Breckenridge and to the ski resort, however, as Breckenridge’s free town shuttle stops here at Goldenview every 30 minutes.

The location of Goldenview is particularly ideal if you love hiking, biking, snowshoeing, and cross country skiing. The trails that run near and through Goldenview are hard to beat for majestic views. Popular Baldy Mountain trailhead is just above the neighborhood. The trails near Goldenview subdivision spider off in many directions. Some trails continue up to Boreas Pass and others lead to the miles upon miles of trails in French Gulch. And these trails are popular year round. Enjoy the views on a hike or mountain bike ride in the summertime and a cross-country/backcountry ski excursion in the wintertime.

The Highlands at Breckenridge
The Highlands at Breckenridge is bordered by downtown Breckenridge to the south and a Jack-Nicklaus designed 27-hole municipal golf course to the north. Each winter, the Breckenridge Golf Club becomes the Gold Run Nordic Center, featuring 27 km of groomed classic and skate cross-country ski trails, as well as an ice skating pond, sleigh rides, and a Clubhouse restaurant. KEYSTONE LUXURY SKI HOMES

Dercum’s Dash

When shopping for luxury ski home real estate, it’s important to be aware that some Breckenridge and Summit County neighborhoods restrict or disallow short term rental activity, though most do not. If offering your luxury home on the short term rental market is important to you, make sure the Homeowner’s Association in your desired neighborhood allows these short term rentals. (Your luxury Realtor will help you with this.) A subdivision’s HOA documents – more specifically its Declaration of Covenants, Conditions and Restrictions, also known as the HOA’s Declarations or CC&Rs, will lay out the guidelines for the community, including, any restrictions on short term rentals, if any such restrictions are in place.

Southside Estates offers true exclusivity, featuring just six beautifully treed lots over 24 acres. Individual parcels are large and many feature incredible views of the Ten Mile Range and Breckenridge Ski Resort. Owners and guests may hike, bike, snowshoe, and cross country ski directly from the back door.

Positioned as it is just over the hill from the Breckenridge Ice Rink, owners and guests in Southside Estates are able to walk into town during the summer on a forested hiking path. Or hop in the car and be on Main Street in moments.

Homes here are large and feature the lavish amenities you would expect from the finest custom homes in Breckenridge, depending on the property and ranging from sprawling gourmet kitchens, home theaters, home fitness centers, hot tubs, saunas, wine rooms, and expansive outdoor living areas.

At the time of this writing, only two of the six estates have been built on.

Nearby Recreation and Amenities

As mentioned above, Southside Estates is just over the ridge from Breckenridge’s Stephen C. West Ice Arena where patrons enjoy an outdoor ice rink, as well as an all-season indoor rink. Hiking and biking trails are never far from away in the Southside subdivision.

Boulder Ridge

Beautiful Boulder Ridge is a community of luxury homes positioned at the base of Peak 8.

Located at the base of Peak 8 in Breckenridge, homeowners and guests in Boulder Ridge can easily walk to the slopes of Breckenridge ski resort as well as to the nearby Breckenridge Nordic center. If you don’t wish to walk to the lifts, hop on the free town shuttle, which will drop you off at the base area, and can easily connect you to downtown Breckenridge as well.

A handful of the homes in Boulder Ridge also offer ski in access as there are private trails in the neighborhood that connect skiers directly to the ski run.

Each home in Boulder Ridge is custom built, so the interior and exterior finishes vary, but each is art in itself. Boulder Ridge features the finest in luxury homebuilding and architecture, built with the spectacular view corridors in mind. Depending on the property, views may showcase the Breckenridge ski area and the Ten Mile Range, or picturesque Baldy Mountain. Homes here feature soaring timbers, custom trusses, well-placed windows, the finest masonry, and timeless finishes.

Inside – again, depending on the property – expect to find such luxury features as gourmet chef’s kitchens, spacious seating areas, wine rooms, home theaters, private hot tubs, steam showers, and dry saunas.

Boulder Ridge luxury homes for sale is positioned on the south side of Ski Hill Road. Its sister community, Boulder Ridge III, is located across the street, on the north side of Ski Hill Road. Construction in this newer subdivision began in the mid 2000s and enjoys close proximity to not only the Breckenridge ski area, but also the Nordic Center and Cucumber Gulch, a unique wildlife preserve featuring a variety of unforgettable hiking and biking trails.

Each of the 35 lots here are on the smaller side, as you would expect from the close proximity to Breckenridge ski resort. Parcels range from to .25 acres to .85 acres. Even with the smaller lot sizes, the luxurious Boulder Ridge subdivision is quiet and secluded, yet features easy access to the best of Breckenridge. Downtown Breckenridge is about a mile down Ski Hill Road, and there is a paved sidewalk if you wish to make a walk (or trails if you wish for a more scenic hike down). Alternately, you can take Breckenridge’s free shuttle into town, or hope on the BreckConnect gondola, which connects the base of Peak 8 to Main Street Breckenridge.

Homes in Boulder Ridge range in size from 1400 square feet to 6500 square feet and from 3 to 7 bedrooms. In all, there are 35 lots in Boulder Ridge and Boulder Ridge III. Development here began in 1991 and continues today. In fact there are still vacant land parcels available in this premiere luxury subdivision, if you wish to build a custom home in Boulder Ridge. I can recommend good architects and builders, as well.

Properties in Boulder Ridge are on paved, maintained roads, and they are on city water and sewer. Properties here have a 1% transfer tax, like other Breckenridge properties, but there is no Mountain Master Association Tax and low association fees, which range from $0 to $50 per month.

Shock Hill Luxury

From Main Street Breckenridge, head west on Ski Hill Road. In about one-half mile, turn right under the Shock Hill archway.

Shock Hill

Homeowners in The Highlands at Breckenridge enjoy larger parcels of land – from just over one-half acre to nearly ten acres – and a well-designed, well-maintained subdivision. Roads in The Highlands are paved and utilities are underground. Homes are on town water, sewer, and natural gas.

The Design Review Board at The Highlands at Breckenridge has very high and specific aesthetic standards for building. This stringent approval process has been in place since building began in the mid 1990s and continues for new construction today.

The result is an exclusive subdivision of enduring beauty. Many homes and land parcels in The Highlands enjoy jaw-dropping views of the Breckenridge Ski Resort and the Ten Mile Range, as well. And residents are close to town as well as all the recreational amenities Summit County has to offer.

The Highlands at Breckenridge is bordered by downtown Breckenridge to the south and a Jack-Nicklaus designed 27-hole municipal golf course to the north. Each winter, the Breckenridge Golf Club becomes the Gold Run Nordic Center, featuring 27 km of groomed classic and skate cross-country ski trails, as well as an ice skating pond, sleigh rides, and a Clubhouse restaurant. A bounty of natural cross-country ski trails intersect throughout the Highlands at Breckenridge neighborhood, as well.

These trails – which have existed since the 1800s, thanks to the area’s rich mining history – are perfect for hiking and mountain biking in the summertime, too, and several of the trails extend right on into the backcountry. (Take a drive through The Highlands at Breckenridge with an eye out for trail markers. You might be surprised at how many you see.) The area also offers premiere access to fishing, just across Tiger Road to the north on the Swan River.

HOA/POA dues in The Highlands at Breckenridge vary with the subdivision/section of your property, but range between $125 and $200 /per year.
