There certainly are. Generally speaking, the highest nightly and weekly rental rates will be on those luxury homes that are located closest to the ski lifts, but there are plenty of neighborhoods across Summit County that will afford you a nice income when you aren’t in town to enjoy the home yourself.

Please note that what follows is not an exhaustive list of subdivisions that feature strong short term rentals. I will help you to understand the ins and outs of each luxury neighborhood and will provide rental projections or histories on any homes in which you express a particular interest.

Breckenridge Ski in, Ski Out Homes

The Timber Trail subdivision is reserved exclusively for single family homes and these command some of the best rental income in the county. Homeowners and short-term guests in Boulder Ridge can easily walk to the slopes of Breckenridge ski resort as well as to the nearby Breckenridge Nordic center. It’s also easy to hop on the free town shuttle, which will drop you off at the base area, and can easily connect you to downtown Breckenridge as well.

Shock Hill

In-Town Breckenridge Properties / Breckenridge Historic District

Four individual subdivisions exist in the area commonly known as Gold Flake, just east of downtown Breckenridge. These beautiful luxury homes face the ski mountain and offer breathtaking year-round views. There are large custom homes here that sleep an army and can be very lucrative rentals, though, because they are not on the ski hill itself, the price per square foot is often lower.

The glorious sunsets and views from your Goldenview windows and decks make this some of the most desirable real estate in all of Breckenridge, but, again, because it isn’t on the ski mountain, you will pay less per square foot. You will still feel connected to the town of Breckenridge and to the ski resort, however, as Breckenridge’s free town shuttle stops here at Goldenview every 30 minutes.

The location of Goldenview is particularly ideal if you love hiking, biking, snowshoeing, and cross country skiing. The trails that run near and through Goldenview are hard to beat for majestic views. Popular Baldy Mountain trailhead is just above the neighborhood. The trails near Goldenview subdivision spider off in many directions. Some trails continue up to Boreas Pass and others lead to the miles upon miles of trails in French Gulch. And these trails are popular year round. Enjoy the views on a hike or mountain bike ride in the summertime and a cross-country/backcountry ski excursion in the wintertime.

The Highlands at Breckenridge
The Highlands at Breckenridge is bordered by downtown Breckenridge to the south and a Jack-Nicklaus designed 27-hole municipal golf course to the north. Each winter, the Breckenridge Golf Club becomes the Gold Run Nordic Center, featuring 27 km of groomed classic and skate cross-country ski trails, as well as an ice skating pond, sleigh rides, and a Clubhouse restaurant. When shopping for luxury ski home real estate, it’s important to be aware that some Breckenridge and Summit County neighborhoods restrict or disallow short term rental activity, though most do not. If offering your luxury home on the short term rental market is important to you, make sure the Homeowner’s Association in your desired neighborhood allows these short term rentals. (Your luxury Realtor will help you with this.) A subdivision’s HOA documents – more specifically its Declaration of Covenants, Conditions and Restrictions, also known as the HOA’s Declarations or CC&Rs, will lay out the guidelines for the community, including, any restrictions on short term rentals, if any such restrictions are in place.

Base 9 Condos for Sale

Base 9 condos offer walk-to-the-slopes convenience at an affordable price. And with HOA dues starting at $315 per month, these condos may be just what you’re looking for.

If your legs are tired from a long day on the slopes, hop on the free Breckenridge town bus.  It stops right at the Base 9 complex.

Built in 1979, each of the 22 units that make up Breckenridge’s Base 9 Condos is well laid out, with a spacious feel. Each condo features a full-size kitchen and breakfast bar, a private patio, and a washer/dryer.

The 1100 square feet, two bedroom floor plan sleeps up to seven people comfortably. The larger Base 9 condos for sale also have a den or family room, boosting the square footage to 1350 square feet.

The area where Base 9 Condos are located is well known as a relatively quiet place, particularly for how well positioned it is to all the Breckenridge action. That’s because it is located snugly in the residential Warriors Mark community.

The Association fees at Base 9 vary with the size of the unit and start at $315. This fee includes Cable TV, common area maintenance, HOA management, snow removal, and water & sewer. (These dues were current as of the time of this writing. The dues, and their inclusions, are subject to change, so make sure to check before you buy.)

Base 9 Condos features a large, paved surface parking lot, so you can park in front of your unit. And these are popular rental units, as well. One property management company has projected gross annual rental income of anywhere from $28,000 to $32,000 for the smaller, 1150 square foot Base 9 unit.

Head south on Breckenridge Main Street. Turn right onto Broken Lance (just past the Conoco). Turn left at the first stop sign. Base 9 Condos is the first condo complex on your left.

Beaver Run Resort is a leading income producer for the price. A one bedroom condo listed at $269,000, for example, boasted 2013 Gross Rental Income of $24,434. Each of the Beaver Run Resort Condos I previewed today, in fact, have strong rental histories. The unit with a listing price of $269,000 reported a 2013 Gross Rental Income of $24,424. The property listed at $625,000 reported a 2013 gross rental income of $48,959.
