Villas at Swans Nest Condos for Sale

Villas at Swans Nest is located about 4 miles from Breckenridge and 5 miles from Frisco. The complex is comprised of 138 condos in total, the majority of which are two bedroom units, some with the additional living space of a den or a loft. The remainder are one-bedroom units.

Properties at Villas at Swan’s Nest range from 830 to 1420 square feet. Many of the units feature one car garages, some attached, others detached. Condos here also come equipped with a washer & dryer (or hookups).

The complex was developed in 1999, and many of the recent listings have featured updated interior  finishes. Interiors are spacious and sunny and each offers close proximity to everything Summit County has to offer

HOA fees at Villas at Swans Nest are relatively low (between $400 and $500 per month, at the time of this writing), and include everything but electricity — so HOA fees include gas, heat, internet, wi/fi, trash, and snow removal. Also included in these fees are the common hot tubs at Villas at Swans Nest.

Summit County’s free shuttle service, the Summit Stage, has a stop just down the road. Properties in this area tend to be a bit quieter than those located right downtown. Short-term and long-term rentals are permitted in this area, and, if you are a local buyer who works full time in the county, the town will waive the 1% transfer tax on most of these properties. Keystone Ski In Ski Out Real Estate: Things to Consider

Here are a few things to keep in mind when shopping for the perfect slopeside property in Keystone.

* Which village or base area do you prefer? River Run is a bustling center with many summer festivals and larger crowds, in both the summer and the winter. The Mountain House base area is a little quieter. See Keystone’s Event Guide, and read my Keystone community Guide for details. Keystone also has a number of beautiful properties around the lake, and these have a charm all their own. All of Keystone is connected via a reliable and frequent shuttle service.

* HOA Dues. When considering a ski in, ski out condo, it’s important to keep in mind that nearly all of these condos will have HOA dues upwards of $300+ per month. Association fees vary widely with the complex and the amenities provided. At the time of this writing, HOA dues for available ski in ski out Keystone condos range from $462 per month for a small ski in ski out studio condo, to more than $1200 per month for a luxury 3-bedroom condo with premiere amenities. Contact me to learn more about the HOA fees for individual properties.

* Pets. Some condo complexes in Keystone allow pets. Some do not. Others allow pets only for owners and not for owners’ guests or renters. If you have definite needs when it comes to pets, let me know, and I’ll figure this into the search for you.

Note that, when looking for a pet-friendly condo in the Keystone area, many of the buildings around River Run are not pet-friendly, with the exception of Mill Creek Condos and River Bank Lodge Condos. Other areas of Keystone – outside of River Run Village – have a greater number of pet-friendly options.

* Parking & Storage. Some of the condos available in Keystone offer heated underground parking and additional storage for your Keystone toys beyond skis (bikes, etc). Other units offer just surface parking. Again, this is something we can discuss on an individual basis. If you have particular needs or strong preferences when it comes to parking and storage, let me know.

* Rental numbers. Some of these ski in ski out condos rent remarkably well. (If you’re interested in renting your condo, read my article “Summit County Real Estate and Vacation Rentals” or download my “Summit County Real Estate Buyer’s Handbook.”) Some of these condos for sale will have historic rental numbers available. If no rental data is available for the particular unit you are interested in, I can easily request projections from one of our local vacation rental management companies.

The Springs at River Run Condos for Sale

Keystone’s gondola, as well as the dining, shopping, and festivals of River Run, are just a short stroll away, along a picturesque bridge and heated pathways (See the calendar of events for Keystone.) The condos at The Springs at River Run typically feature full-size kitchens, so you’ll never feel like you have to dine out. Furnishings and finishes vary with individual units, but most are tastefully and classically designed in an elegant mountain style, featuring rich woods and natural elements. The Springs has an air of seclusion to it, though it is less than 200 yards to the popular River Run area. The complex is set just east of the Village, near Red Hawk Condos.

The lobby at The Springs is grand, with a large fireplace, intimate seating area, and an indoor water feature — more a waterfall than a fountain. Just off this main room is a pool table and mini bar for entertaining. Beyond that lies the theater with 60″ television screen and reclining leather chairs, as well as a large kids’ playroom with toys, movies, and a large (and very popular) playhouse.

The pool area is one of the most popular in Keystone featuring a year-round heated pool with a waterslide, as well as zero entry wading pool for kids and multiple hot tubs, including an adults-only hot tub that is set at a higher temperature than the others. This outdoor pool area is fenced and secure, and also features an outdoor gas grill and large firepit.

The Springs’ fitness room is just inside, and so is a steam room. Coin operated laundry facilities are located on the second and fourth floors.

At the Springs, owners and guests enjoy heated underground parking and ski lockers with a tuning bench. In the summer, you’ll enjoy the rec path that runs alongside The Springs, connecting you with the entire county.

Built in 1987, Wildwood Lodge delivers ski-in convenience and value to people looking for a small, affordable condo right on the slopes of Breckenridge.

Many of the units in Wildwood Lodge have been updated and each features a full-size kitchen. The majority of the units are here one bedroom with one full bathroom. These units sleep four people (with a sleeper sofa). The two bedroom units sleep six. The top floor 2-bedroom condos are sunny and bright, with vaulted ceilings and spiral staircases to the upper loft bedroom with en suite bathroom.

The walkout level units facing south enjoy a beautiful patio area, overlooking Sawmill Creek. Other units feature private balconies.

Looming and picturesque pine trees to the south of the building buffer the condos from Breck’s Four O’Clock ski run, which is just footsteps away. The hot tub is here, as well, between the Wildwood Lodge building and the ski run, located right near the mountain stream. These condos are true ski in. To ski out, simply ski down to the free town shuttle stop, or take a quick hike up to the Snowflake lift.

In the summertime, there is a peaceful area with an outdoor grill near the babbling creek.

Additional amenities at Wildwood Lodge condos for sale include a large and raised outdoor hot tub and an indoor dry sauna, as well as a common laundry area and massage facilities. There is a fully staffed front desk and 24 hour on-site management, as well. Note that parking is surface only, and spaces are not assigned.

Wildwood Lodge features a cozy lobby area with a warm fireplace and intimate seating area. The feel of Wildwood Suites is inviting and quaint with classic, friendly charm. Wildwood also offers meeting facilities for up to 50 people.

HOA fees at Wildwood Lodge are reasonable. At the time of this writing, association fees are $492/month for two-bedroom units and $394/month for one-bedroom units. HOA fees cover just about everything except electricity. Association dues cover cable TV, common area maintenance, gas, heat, internet/wi-fi, management, snow removal, trash pickup, and water/sewer.

Wildwood Suites is a pet-friendly, so pets are allowed for owners, and owners can decide whether to allow them for guests, as well.

Located near the intersection of Highway 9 and Tiger Road, Highland Greens is about 3 miles south of Main Street Breckenridge, and five miles north of Frisco (and Interstate 70.) This central location makes it convenient and contributes to the affordability of the properties, as well. Condos and townhomes here are offered at a lower price per square foot than the townhomes and condos you’ll find in town or on the ski slopes.

Still, Highland Greens makes it easy to enjoy everything Breckenridge has to offer. The private Highland Greens shuttle transports residents and guests to town and to the ski resort during the winter, and that means Highland Greens owners get to enjoy peace and quiet, a nearby golf course and hiking trails, AND hassle-free wintertime transport to skiing, shopping, and dining, through either the private neighborhood shuttle or the free Summit County bus system (offered year-round).

Highland Greens is comprised of 102 townhomes and 49 condos (in the artfully designed Highland Greens Lodge).

Highland Greens Lodge condos range in size from cozy studios to 2 bedroom-2 bath units. Association fees here range from $350 to $450 per month, and include just about everything except phone and electricity. In addition to the free private shuttle, association fees cover cable television, common area maintenance, gas, heat, internet/wi-fi, management, snow removal, trash pickup, and water/sewer. The Highland Greens Lodge also features two outdoor hot tubs on a sunny, south facing deck, as well as an exercise room and sauna. Note that parking at the lodge is surface only.

Highland Greens Townhomes range in size from two-bedrooms to four-bedrooms, and from just over 1100 square feet to 2100 square feet. The HOA fees are lower among the townhomes ($200 to $275/per month) and cover the common area maintenance, snow removal and trash pickup. Townhomes come with one- or two-car garages.

Built in the early 2000s, Highland Greens condos and townhomes were constructed using eco-friendly construction methods. They feature classic finishes, sleek appliances and granite as well as energy efficient gas fireplaces, and some phenomenal views of the Ten Mile Range.

The surrounding area is perfect for outdoor enthusiasts any time of year. The Colorado Trail is nearby, as are numerous other hiking and biking trails. The paved Summit County Rec Path is located just across Highway 9. And Highland Greens is within walking distance of the Jack Nicklaus-designed, 27-hole Breckenridge Golf Club. In the wintertime, the golf course transforms beautifully into the Gold Run Nordic Center, where you can enjoy classic cross country skiing, skate skiing and evening horse-drawn sleigh rides.
