Quandary Village North Star Homes for Sale

Views in Quandary Village/Northstar are exquisite and worth the drive, especially if you are looking for that true Colorado experience. (And some peace and quiet.)

Homes are nestled in old growth forests, with towering strands of spruce and fir. You’ll also enjoy magnificent views of Mount Quandary, Northstar mountain and/or Red Mountain.

Depending on the location of your lot and the way your home is situated, you may also enjoy heart-pounding down valley views, looking back toward the town of Breckenridge – or even the backside of Keystone Ski Resort. From this vantage point, you’ll truly feel like you’re on top of the world.

The subdivision is comprised of just over 300 parcels in all. This map on the North Star HOA page show the parcels and which are built on. The majority of the lot sizes here are around 0.5 acres, though they range from 0.25 acres to 2.25 acres. (See available vacant land in the subdivision here.)

Annual homeowners dues are reasonable and cover wintertime snow removal and summertime road maintenance. (At the time of this writing, annual dues are $520 per year.)  Each homeowner is responsible for plowing their own driveway, and private contractors are available to take care of plowing on individual driveways on monthly or seasonal contracts.

Homes in North Star are custom built, so each varies in style and size. Many feature the quintessential Colorado “cabin in the woods” style, with spacious sunny decks (many equipped with hot tubs), log construction, soaring masonry, and oversized panes of glass to showcase those majestic views.

North Star truly does afford access to some of the most picturesque scenery in the county. There are some extremely popular hiking trails in the area, including McCullough Gulch, the Mohawk Lakes Trail, Quandary Peak Trail, and Blue Lakes Trail, where mountain goats are known to congregate.

There is no transfer tax in Quandary Village / North Star. Homes are on well and septic and natural gas and/or propane is available, depending on the lot.

Breckenridge Ski Resort and the town of Breckenridge are each about a 10 to 15 minute drive from North Star – but a world apart. The entrance to the subdivision is 8.5 miles from Breckenridge Main Street.

To get there and explore, take a right on Carroll Lane and follow the directional signs through North Star. See all lots available in Quandary Village and North Star Village. Vacant land parcels are available here as well, and are some of the more affordable lots available in the Breckenridge area.

Breckenridge Historic District | Homes for Sale

As you can imagine, with Breckenridge’s rich mining history, the Breckenridge Historic District is one of the largest in Colorado.

Homes for Sale in Breckenridge's Historic DistrictThe Breckenridge Historic District encompasses a large portion of downtown Breckenridge and is a highly desirable area for Breckenridge buyers and renters (both short- and long-term). Town planners regulate the architectural modifications, as well as the density of the area, and the result is a downtown core and historic district that maintains a classic, old world charm.

While some of the historic Victorian homes you see in today’s historic district were built in the late 19th century; others are remodels or additions to historic structures, and others are new construction – projects that successfully mimic the look and feel of the old homes while also making room for all the modern amenities.

The Breckenridge Historic District

The Breckenridge downtown area and historic district is a popular tourist destination year round. History buffs enjoy a variety of museums, exhibits, attractions, and walking tours (read more on our Breckenridge Heritage Alliance website: BreckHeritage.com.) And there’s always something to do, year-round. Throughout the town, Breckenridge has 97 restaurants and bars (79 with bar/18 without bar – ask me for recommendations), 219 shops and boutiques, 249 historic district structures, and 18 museums and art galleries.

The downtown area is also home to the the Breck Create Arts District, which hosts artists-in residence, as well as workshops and classes. You can also take in a concert at the Riverwalk Center performing arts venue, a play at the Backstage Theatre, or a movie at the Speakeasy – all within the town of Breckenridge. With the town of Breckenridge’s unique configuration in relation to the ski mountain, many of the ski in, ski out properties are also within walking distance to the town core and the Breckenridge historic district.

We also have the Breck Connect gondola, which connects Main Street Breckenridge with the Peak 8 base area, so many Breckenridge properties enjoy close proximity to the fun and festivities of the downtown area. Blue River, Colorado, is nestled in the verdant valley just south of Breckenridge. This picturesque incorporated town runs along the base of the majestic Ten Mile Range and extends from its northern boundary about two miles south of Breckenridge to its southern boundary near the base of Hoosier Pass.

Outdoor recreation opportunities abound in this scenic valley. Blue River is loaded with a rich network of trails, providing access to some of the best scenery in the state of Colorado for hiking, snowshoeing, cross country skiing, and mountain biking.

2014 Summit County Average Sold Prices

Real Estate Market Snapshot: Breckenridge and Summit County, January 2015

I publish new market updates each month. As this one is no longer current, get the very latest Summit County Real Estate Statistics here.

Inventory in Summit County Real Estate remains quite low, but pending activity and Average Sold Price is up. 

At the start of 2014, inventory was down approximately 10% countywide, and the number of pending sales was up approximately 10%, as well.

Here, at the start of 2015, we are seeing a similar decrease in inventory. The current number of available properties is down about 22%, in fact. And, once again, we’re seeing a strong improvement in pending sales… an 8% increase.

In addition, this year, across Summit County, the Residential Average Sold Price is up approximately 5%. 

Summit County Sales Prices

The Average Sold Price showed gains in all areas of the county, with the exception of Keystone and Copper Mountain.

Breckenridge’s Average Sold Price increased to $681,464. That’s a gain of 13.2 percent!

It’s interesting to note that the peak of Summit County’s Average Sold Price occurred in 2008 when it reached $614,000. That’s about $100,000 more than the Average Sold Price in 2014, which came in at $515,585.

While the Average Sold Price peaked in 2008, the number of sales peaked two years before, in 2006. That year, 2,496 properties were sold, just more than 800 more properties than were sold in 2014.
