As mentioned above, Southside Estates is just over the ridge from Breckenridge’s Stephen C. West Ice Arena where patrons enjoy an outdoor ice rink, as well as an all-season indoor rink. Hiking and biking trails are never far from away in the Southside subdivision.

Many of the luxury homes here feature ski area views and are not far from Breckenridge’s free shuttle route for easy access to the ski area and connections to the rest of Summit County. Visitors also love Carter Park’s sand volleyball in the summer and Breck’s most popular sledding hill in the winter.

The subdivision of Warrior’s Preserve is just above the Warrior’s Mark subdivision, in the town of Breckenridge, so  the 1% real estate transfer tax applies. Homes in Warrior’s Preserve enjoy City Sewer, City Water, Electricity, Gas. Association fees are around $1,000/year (at the time of this writing) and cover the snow removal on streets in the subdivision.

Each of the fine homes in the Fairways at Breckenridge was built after 1999 and follows a stringent set of Architectural Design guidelines, similar to those in the surrounding subdivision, The Highlands at Breckenridge, with a few exceptions. The Fairways Architectural Guidelines, for example, allows for more glass in the design of the home than does the nearby Highlands at Breckenridge, and also allows for an ancillary building. Land parcels in The Fairways offer seclusion while still maintaining the convenience of being near neighbors (and just a short drive from downtown Breckenridge). Many of the land parcels here feature great exposure and all kinds of sun – plus breathtaking views of the Ten Mile Range. Electricity, water, sewer, and natural gas are available, and utilities are buried. Lots here range in size from approximately 0.75 acres to 1.25 acres, with the exception of one larger lot, which spans more than 6 acres. Homes in the Fairways are 3 or more bedrooms and more than 3800 square feet.

The homes in the Fairways enjoy close proximity to the Breckenridge Golf Course Clubhouse, and also offer premiere access to hiking and biking – plus fishing on the nearby Swan River. Owners and guests in the Fairways also enjoy easy access to world-class cross country skiing, either on the trails that wind through the subdivision or at the nearby Gold Run Nordic Center. This Nordic center features more than 27 km of groomed classic and skate cross-county ski trails, as well as an ice skating pond, sleigh rides, and, of course, the Clubhouse restaurant.

If you’re an avid skier, Boulder Ridge and its sister neighborhood, Boulder Ridge III, offers the ultimate in convenience and luxury — and home prices under $3M. Located at the base of Peak 8 in Breckenridge, homeowners and guests in Boulder Ridge can easily walk to the slopes of the resort as well as to the nearby Breckenridge Nordic center. Western Sky Ranch

Western Sky Ranch offers phenomenal views. Perched above the town of Breckenridge, this luxury subdivision features larger land parcels than some of the other luxury neighborhoods located so close to town, and it’s only 2.5 miles northeast of Main Street. Summit Estates

Summit Estates offers a unique set of amenities. It’s located on the east end of Breckenridge’s Golf Club, the only municipally-owned Jack-Nicklaus-designed 27-hole golf course in the world. In addition, Summit Estates is one of the only Summit County subdivisions that features a private equestrian center. (Others are Spruce Valley Ranch, south of Breck, and Ruby Ranch Estates, near Silverthorne). Much of the neighborhood is surrounded by designated Open Space and National Forest, so premiere hiking, biking, and cross-country skiing trails are plentiful and not far away. Spruce Valley Ranch

Nestled among the trees are more than 50 single family homes and duplexes, as well as a variety of vacant lots (search for available vacant lots for sale in Timber Creek Estates here or browse).

Each home in Timber Creek Estates is unique and custom built. Duplexes in Timber Creek Estates range from to 1600 to 4600 square feet, and single family homes are between 3000 and 6300 square feet . Lot sizes range from .75 acres to 2.5 acres. Homes here are connected to sewer, as well.

Many of the land parcels in Timber Creek Estates back to National Forest land, and many also feature awe-inspiring views of nearby Quandary Peak (14,265 feet) and the surrounding Blue River valley.

Quandary Peak is the highest in the Ten Mile Range. It is, in fact, my personal favorite 14er to climb, and there are plenty of great hikes near the base, so you don’t have to go all the way to the top to enjoy a pretty magnificent couple of hours and some staggeringly beautiful views. Hiking and cross-country skiing trails criss-cross through the area, and, of course, all the delights of Breckenridge – from the ski resort to the boutique shopping, dining and night life – are just a quick (five to seven-minute) drive away.

The views, luxury homes, and secluded setting of Timber Creek Estates comes at a smaller price tag than some of the other upscale neighborhoods near Breck. Prices per square foot tend to be less here in Timber Creek Estates, and, here, you won’t pay real estate transfer taxes either. (Contact me for details.)
