Market Update September 2015 – Average Sold Price Up 7%

Sales are brisk, and Summit County under contract activity is soaring, especially new construction.

YTD Summit County Real Estate Statistics At-a-Glance

Over this time last year,
* Average sold price is up 7%, countywide.
* Residential sales are up 13.8%, with 1187 sales so far in 2015.

The average sold price in Summit County is UP, in every town but one.

  • Breckenridge: +7.3%
  • Frisco: +12.7%
  • Copper Mountain: +9.1%
  • Dillon: +2%
  • Silverthorne: -0.3%
  • Keystone: +23%
  • Summit County: +7%

The Average Sold Price of Single Family Homes is up 9%, year to date. The average sold price of Condos is up 8% and the average sold price for vacant land is down 4%.

Approximately 25% of our under contract activity is coming from new construction. (See new construction available in Summit County today.) The properties that are currently under contract are poised to close at a higher average sold price than the closed transactions, so the average sold prices in Summit County is set to rise still higher.

The average sold price for homes in Summit County is now at $937,817; condos is at $340,190 and vacant land is at $311,813.

  • $500K to $1M: Sales up 31% (360 sales to date)
  • $1M+: Sales up 26% (122 sales to date)

  • Sales up 15.4%
  • $0 to $500K: Sales up 8%

Summit County Luxury Market Update

There are currently 266 residential properties for sale in the $1M+ price range. 57% of these properties are located in the South side of Summit County (the Breckenridge area); 43% are located on the North side of Summit County (Frisco, Copper Mountain, Dillon, Silverthorne, and Dillong areas.

Sales of luxury properties through August 4th are up 22% with 80% of these luxury property sales being in the South Side of the County; 20% in the North Side. In 2014, we saw comparable rations: 81% of luxury sales occurred in the South Side of Summit County; 19% on the North Side.

The Average Sold Price of 2015 luxury sales in Summit County is at $1,662,651. That’s about 6.2% over the Average Sold Price of 2014 luxury sales in Summit County. The Average Sold Price of all sales in Summit County for 2015 is up 6%.

Market Update June 2015 – Residential Sales up 10%

Summit County Residential Sales Up 10%!

Sales are up 10% and pending sales (properties under contract) are up 40%.

Last week’s pending activity is 64% above the pending activity for last year for the same week.

Sales are up even though inventory is down 25%.

The average days to sell a property in Summit County is down 3.2% – while the average sold price is up just a bit (2.6%). Note that the currently pending transactions are poised to close higher and bring this average sold price higher.

Summit County Residential Sales Up 11%!

by-town-percent-changeReal estate sales in Summit County are up – in each price range (but not in each area.) We’re seeing large gains in Frisco, Dillon, Keystone, and Silverthorne, and modest losses in Breckenridge. Keep in mind that it’s still early in the year, so the numbers are rather small and the percent changes can be offset quickly. But this gives you an idea of how the first 4 months of 2015 is looking with the peak of our selling year still ahead.

Sales-by-Price-Range The $500K to $1M price range is seeing a strong improvement in sales. The 49% improvement noted for the North Side of the County (including Frisco, Copper Mountain, Dillon, Silverthorne, and Keystone), corresponds to 22 additional properties selling in this range. The 28% improvement in the South Side of the county (the Breckenridge area) in the $1,000,000+ category corresponds to 8 additional sales in this range. Pending activity is still ahead of last year, and this pending activity will improve Breckenridge’s sales numbers, as there are a number of pending properties in this area. Real Estate Market Snapshot: Breckenridge and Summit County, March 2015

March 2015 – Summit County Real Estate Statistics

Sales are Up!
Across Summit County, residential sales are up by 7.3%, compared with this time last year, and properties under contract are up, too, by 16.5%.

But inventory is still low. We’re down 20% (compared with 2014 YTD figures), with just 719 “for sale” properties currently active on the market.

Luxury home sales (sales over $1 million) are up in Breckenridge for this time of year. Read more about what the luxury home market is doing in Summit County.

The Average Sold Prices in Breckenridge are up by 2% to $715,681. Frisco and Dillon are seeing even more significant gains in average sold prices:  10.5% and 16.2% respectively.

Summit County Real Estate Statistics – Single Family Homes

Comparing 2015 year-to-date with 2014 year-end sales, the Average sold price of Single Family Homes in Summit County is up 3.9%.

Comparing 2015 year-to-date sales versus 2014 year-to-date, the average sold price of Single Family Homes is down 4.3%, but the number of sales has increased 9.1%.

Summit County Real Estate Statistics – Condos

For condominiums, when we compare the 2015 year to date average sold price with the figures from 2014 year’s end, the average sold price for condos is up 2.2%.

Comparing 2015 YTD with 2014 YTD, the Average Sold Price is up 2.1%, but the number of condos sold is down 3.4%.
