Developers plan to break ground on Dillon Gateway in the spring of 2017, with an estimated completion date of 2018 – in time for the 2018/2019 ski season.

Located at 240 Lake Dillon Drive, at the intersection of Lake Dillon Drive and Highway 6, this five story building will be convenient to the shopping and dining in the picturesque town of Dillon, as well as the recreational opportunities at Lake Dillon and the festivities and events that take place all summer long at Lake Dillon Amphitheater.

Designed by Studio PBA, a Denver-based architecture firm, Dillon Gateway will feature 20 apartments dedicated to long-term rentals and workforce housing, 44 market-rate condominium, and 4 spaces for commercial retail space – one of which will be a new version of the popular and long-standing Italian restaurant Adriano’s Bistro (whose owner is developing the Dillon Gateway area.) The family also plans to operate a coffee shop in the building. This leaves two additional and smaller commercial spaces, each to be about 300 square feet.

The first two floors will be commercial space and apartments. The top three floors will be reserved for the condominiums. Three premiere condos will feature a wraparound glass atrium positioned to maximize the incredible views.

Units will range from 863 square feet to 1895 square feet and 1-, 2-, 3, or 4-bedroom. Choose from a range of 1 bedroom/1 bath to  to 4 bedrooms and 3 baths. Finishes will be mountain contemporary and upscale, featuring hardwood floors, stainless steel, granite, and designer tile. Many of the decks will feature expansive and gorgeous views of Lake Dillon, or the Ten Mile or Gore mountain ranges.

HOA dues are estimates, but developers plan for the following items to be included: Common Area Maintenance, Common Taxes, Gas, Heat, Electricity, Internet & WiFi, Snow Removal, Trash Pickup, plus Water/Sewer. This will make a Dillon Gateway condo a property with true lock and leave convenience.

Amenities at Dillon Gateway Condos will feature a community room, as well as ski storage and a fitness room. Each Dillon Gateway unit will have covered parking included in purchase price. One-bedroom units will have one deeded assigned space. Two-, three-, and four-bedroom units will have two deeded assigned spaces. There is a subterranean parking level and a street parking level. There will also be an additional owner storage space in the lower level, about 8×10 in size.

The Shores at Breckenridge is also on Summit County’s free bus line.

The Shores at Breckenridge is also referred to and known as The Shores at the Highlands. Before The Shores new developer, Meriweather Companies, purchased, improved and began construction in 2012, the development was known as Fairmont Residences on the River.

Life at The Shores is designed to be maintenance free with exterior maintenance, landscaping and snow removal to be taken care of by the association. More amenities may be added in the future as more homes are completed and The Shores at Breckenridge HOA is able to hear the wants and needs of the residents. Ideas that have been raised include a shuttle service into town and to the ski resort.
