Gold Camp Condos – Peak 8 Village and Gold Camp II

There are two subdivisions/complexes commonly referred to as Gold Camp: Gold Camp II on the south side of Ski Hill Road – and Peak 8 Village on the north side of Ski Hill Road.

Gold Camp Condos (commonly known as Peak 8 Village) were constructed in 1969, followed shortly thereafter by the larger Gold Camp II development across the street, completed in 1972 – back when tickets to Breckenridge Ski Resort were just $6 per day.

The two separate complexes in the Gold Camp area can be confusing. Here’s an easy way to look at it: the original Gold Camp condos, built in 1969, are located on the right side of the street as you head up Ski Hill Road from town, toward the ski area. The addresses here are all even-numbered: 1080, 1090, 1100, 1120, and 1140 Ski Hill Road. These are commonly known as Peak 8 Village, and that’s what the sign says at the complex. This complex enjoyed an extensive exterior remodel in 2008.

Gold Camp II, just across Ski Hill Road on the left-hand side, were built in 1972 and have odd-numbered addresses: 1075, 1085, 1105, 1115, 1121, 1127, 1133, 1155, 1161, 1173, 1179, and 1185 Ski Hill Road.

There are 183 units in all (in both Gold Camp II and Gold Camp, aka Peak 8 Village), ranging in size from 1 bedroom, 1 bath to 3 bedrooms, 3 baths (547 square feet to 1080 square feet.) Each of the units is individually and privately owned, so interior finishes vary. Most of the units we have seen come on the market in the recent past have enjoyed extensive renovations since the buildings’ original construction.

Views depend, of course, on a unit’s location inside the complex. Some look out to Baldy Mountain. Others to the Breckenridge Nordic Center or to the Breckenridge Ski Resort. Top floor units have vaulted ceilings with extra windows, flooding them with interior light. Of course, these top floor units tend to have the best views, as well.

Gold Camp Amenities and Features

Gold Camp is popular among locals, investors, second homeowners, and long-term and short-term renters due to the units’ relative affordability and proximity to the ski mountain. Life is good here. Pets are allowed for owners and world-class skiing – both alpine and Nordic – is close by. HOA fees are relatively low, and include heat, as well as cable TV, gas, insurance, HOA management, snow removal, trash pickup, and water/sewer.

Amenities at Gold Camp II include recently remodeled indoor hot tubs and saunas (located in Buildings G and H) and common laundry facilities (located in Buildings A, E, J, L, and M.) A selection of units have washer/dryer hookups and appliances installed. In the summer, owners and visitors enjoy common barbecue grills and picnic areas with tables. Parking at Gold Camp and Gold Camp II is surface only.

Additionally, these units are not deed restricted, and owners have flexibility in occupying the property or renting it to locals or visitors on a short- or long-term basis. Owners use a variety of Vacation Rental Management Companies, and some self-manage through VRBO. To get an idea of nightly rental rates, see VRBO’s listings at Gold Camp II and

As the complex is located a little over a mile from Main Street via Ski Hill Road, there is a free shuttle stop (Breckenridge Free Ride) right at the Gold Camp complex. This shuttle can take you into town or, take it the other direction for easy access to Peaks 7 and 8.

In addition to its proximity to Breckenridge Ski Resort, the Breckenridge Nordic Center is within easy walking distance. And miles of hiking and biking trails crisscross through this entire area.

There are 38 SkiWatch units in all, the majority of which are 2 bedrooms, ranging in size from approximately 900 to 1500 square feet. Skiwatch also features a handful of three bedroom units.

The floor plans at Skiwatch are well-designed. Many of the units have been updated with new appliances and granite countertops. See individual property listings for photos of the units currently available, as the finishes and furnishings can vary greatly.

The exterior of Skiwatch recently enjoyed a full scale and beautifully designed renovation, with new siding and heavy timber accents.

Of course, in the wintertime, SkiWatch gives you prime exposure to everything you love Breckenridge Ski Mountain for. But the summer is just as nice. Hike and mountain bike right out the door. And the popular Peaks Trail isn’t far away. This 8.5 mile point-to-point trail takes you all the way to Frisco with breathtaking scenery all along the way. Make a day of it and follow the trail to our neighboring town, or hike just a mile or two and return to Ski Watch for a relaxing dip in the hot tub.

SkiWatch is just uphill from the BreckConnect Gondola Station on Peak 8, so it’s easy to hop on and take a scenic ride into town for shopping or dining.

Wildwood lodge condos are one of the best kept secrets in Breckenridge. These affordable one- and two-bedroom units rent like crazy and are true ski in, located just off the 4 O’Clock Ski Run – and just two blocks from Main Street Breckenridge.

Built in 1987, Wildwood Lodge delivers ski-in convenience and value to people looking for a small, affordable condo right on the slopes of Breckenridge.

Many of the units in Wildwood Lodge have been updated and each features a full-size kitchen. The majority of the units are here one bedroom with one full bathroom. These units sleep four people (with a sleeper sofa). The two bedroom units sleep six. The top floor 2-bedroom condos are sunny and bright, with vaulted ceilings and spiral staircases to the upper loft bedroom with en suite bathroom.

The walkout level units facing south enjoy a beautiful patio area, overlooking Sawmill Creek. Other units feature private balconies.

Looming and picturesque pine trees to the south of the building buffer the condos from Breck’s Four O’Clock ski run, which is just footsteps away. The hot tub is here, as well, between the Wildwood Lodge building and the ski run, located right near the mountain stream. These condos are true ski in. To ski out, simply ski down to the free town shuttle stop, or take a quick hike up to the Snowflake lift.

In the summertime, there is a peaceful area with an outdoor grill near the babbling creek.

Additional amenities at Wildwood Lodge condos for sale include a large and raised outdoor hot tub and an indoor dry sauna, as well as a common laundry area and massage facilities. There is a fully staffed front desk and 24 hour on-site management, as well. Note that parking is surface only, and spaces are not assigned.

Wildwood Lodge features a cozy lobby area with a warm fireplace and intimate seating area. The feel of Wildwood Suites is inviting and quaint with classic, friendly charm. Wildwood also offers meeting facilities for up to 50 people.

HOA fees at Wildwood Lodge are reasonable. At the time of this writing, association fees are $492/month for two-bedroom units and $394/month for one-bedroom units. HOA fees cover just about everything except electricity. Association dues cover cable TV, common area maintenance, gas, heat, internet/wi-fi, management, snow removal, trash pickup, and water/sewer.

Wildwood Suites is a pet-friendly, so pets are allowed for owners, and owners can decide whether to allow them for guests, as well.

Like all ski-in condos, Wildwood Lodge are very popular in the rental market. Most of the rental activity here is done on a short-term basis to vacationers, but there are some seasonal, long-term rentals here, as well.
