Owners and guests here in Bekkedal have the distinct pleasure of enjoying the peace and quiet from the privacy of their expansive decks and outdoor living areas. They can cross-country-ski, snowshoe, hike and mountain bike right from their property. All of this, within 1.5 miles from downtown Breckenridge.

There are 62 distinct lots in the subdivision of Bekkedal, as well as two tracts of open space along the Blue River, totaling about 12 acres. That means Bekkedal residents have private fishing rights along this section of the Blue.

Despite that fact that the subdivision was platted in the early 1960s, not all Bekkedal land is built on. Browse available vacant land in the Bekkedal subdivision.

Lot sizes here range from one-half acre to 3.5 acres, with most lots between 1 and 2 acres in size.
As is common with subdivisions of this vintage – the design and style of homes vary widely – from simple cabins to elaborate luxury custom homes. Finished homes range from 1000 square feet to 5000 square feet. Some of these older homes may offer opportunity for renovating and earning equity, as Bekkedal is such a desirable subdivision. According to the subdivision’s architectural guidelines, no separate guesthouse or caretaker units are allowed, but short-term and long-term rentals are permitted.

Because Bekkedal lies just outside the town limits of Breckenridge, there is no Breckenridge transfer tax on properties here. Properties in Bekkedal are on well and septic. Natural gas is available.

HOA fees, as of this writing, are just $50 per year. Bekkedal’s homeowners association maintains an informative website here: http://www.bekkedal.org/ with more information on covenants, rental guidelines, and architectural design guidelines, as well as budget and meeting minutes.

The subdivision of Warrior’s Preserve is just above the Warrior’s Mark subdivision, in the town of Breckenridge, so  the 1% real estate transfer tax applies. Association fees are around $1,000/year (at the time of this writing) and cover the snow removal on streets in the subdivision.

Views in Quandary Village/Northstar are exquisite and worth the drive, especially if you are looking for that true Colorado experience. (And some peace and quiet.)

Homes are nestled in old growth forests, with towering strands of spruce and fir. You’ll also enjoy magnificent views of Mount Quandary, Northstar mountain and/or Red Mountain.

Depending on the location of your lot and the way your home is situated, you may also enjoy heart-pounding down valley views, looking back toward the town of Breckenridge – or even the backside of Keystone Ski Resort. From this vantage point, you’ll truly feel like you’re on top of the world.

The subdivision is comprised of just over 300 parcels in all. This map on the North Star HOA page show the parcels and which are built on. The majority of the lot sizes here are around 0.5 acres, though they range from 0.25 acres to 2.25 acres. (See available vacant land in the subdivision here.)

Annual homeowners dues are reasonable and cover wintertime snow removal and summertime road maintenance. (At the time of this writing, annual dues are $520 per year.)  Each homeowner is responsible for plowing their own driveway, and private contractors are available to take care of plowing on individual driveways on monthly or seasonal contracts.

Homes in North Star are custom built, so each varies in style and size. Many feature the quintessential Colorado “cabin in the woods” style, with spacious sunny decks (many equipped with hot tubs), log construction, soaring masonry, and oversized panes of glass to showcase those majestic views.

North Star truly does afford access to some of the most picturesque scenery in the county. There are some extremely popular hiking trails in the area, including McCullough Gulch, the Mohawk Lakes Trail, Quandary Peak Trail, and Blue Lakes Trail, where mountain goats are known to congregate.

There is no transfer tax in Quandary Village / North Star. Homes are on well and septic and natural gas and/or propane is available, depending on the lot.

Breckenridge Ski Resort and the town of Breckenridge are each about a 10 to 15 minute drive from North Star – but a world apart. The entrance to the subdivision is 8.5 miles from Breckenridge Main Street.

To get there and explore, take a right on Carroll Lane and follow the directional signs through North Star. See all lots available in Quandary Village and North Star Village. Keystone Resort boasts 3,128 vertical feet and 2,870 acres over three peaks: Dercum Mountain, North Peak, and The Outback. Access to more terrain, including Independence Bowl, Bergman Bowl, and Erickson Bowl, is accessible via snowcat. The base of the resort is at 9,260 feet and the summit is at 12,408 feet.

As discussed above, Keystone Resort has night skiing available. And Keystone property owners and visitors also enjoy Nordic skiing, snowboarding, tubing, ice skating, snowmobiling and sleigh rides.

Keystone has a Nordic Center, a Tennis Center, snowmobile tours, and dog sled tours. Keystone is particularly family friendly with a variety of “Kidtopia” daily and weekly events.

Dining in Keystone is an experience you won’t soon forget. For example, you can take the Keystone gondola to 12,000 feet to enjoy fine dining at the Alpenglow Stube (the highest AAA Four-Diamond rated restaurant in North America).

Keystone in the summertime features some of the most scenic hiking, trail running, and mountain biking in the world. The area offers hundreds of miles of hiking and single-track mountain biking trails, as well as downhill mountain biking courses on Keystone mountain.

A free shuttle bus system connects River Run with the other Keystone mountain base areas and villages, as well as to the larger bus system, servicing Summit County as a whole.

Quandary Peak is the highest in the Ten Mile Range. It is, in fact, my personal favorite 14er to climb, and there are plenty of great hikes near the base, so you don’t have to go all the way to the top to enjoy a pretty magnificent couple of hours and some staggeringly beautiful views. Hiking and cross-country skiing trails criss-cross through the area, and, of course, all the delights of Breckenridge – from the ski resort to the boutique shopping, dining and night life – are just a quick (five to seven-minute) drive away.

The views, luxury homes, and secluded setting of Timber Creek Estates comes at a smaller price tag than some of the other upscale neighborhoods near Breck. Prices per square foot tend to be less here in Timber Creek Estates, and, here, you won’t pay real estate transfer taxes either. (Contact me for details.)

The Design Review Board at The Highlands at Breckenridge has very high and specific aesthetic standards for building. This stringent approval process has been in place since building began in the mid 1990s and continues for new construction today.

The result is an exclusive subdivision of enduring beauty. Many homes and land parcels in The Highlands enjoy jaw-dropping views of the Breckenridge Ski Resort and the Ten Mile Range, as well. And residents are close to town as well as all the recreational amenities Summit County has to offer.

The Highlands at Breckenridge is bordered by downtown Breckenridge to the south and a Jack-Nicklaus designed 27-hole municipal golf course to the north. Each winter, the Breckenridge Golf Club becomes the Gold Run Nordic Center, featuring 27 km of groomed classic and skate cross-country ski trails, as well as an ice skating pond, sleigh rides, and a Clubhouse restaurant. A bounty of natural cross-country ski trails intersect throughout the Highlands at Breckenridge neighborhood, as well.

These trails – which have existed since the 1800s, thanks to the area’s rich mining history – are perfect for hiking and mountain biking in the summertime, too, and several of the trails extend right on into the backcountry. (Take a drive through The Highlands at Breckenridge with an eye out for trail markers. You might be surprised at how many you see.) The area also offers premiere access to fishing, just across Tiger Road to the north on the Swan River.
