Luxurious as they are, custom homes here in Lewis Ranch represent a solid value among Summit County ski in, ski out homes. The 2016 list price to square foot ratio in Lewis Ranch was $525. Compare that to $782 in Breckenridge’s Shock Hill and $980 in Breckenridge’s Timber Trail.

Properties in Lewis Ranch are duplexes or single family homes. Duplexes range from 2600 to 3700 square feet; homes from 4100 square feet to 6600. Lot sizes are from .08 acres (duplex lots) to around one-half an acre.

In the winter, enjoy alpine skiing right from your home, and, of course, Breckenridge, Keystone, and Vail are all less than 30 minutes away. Lewis Ranch Homes for Sale are also subject to a 1.5% transfer tax (a one-time fee paid at closing.) Owners here will also need to arrange for snowplowing and snow shoveling services as this is not taken care of by the HOA.

Keystone Ski In Ski Out Real Estate: Things to Consider

Here are a few things to keep in mind when shopping for the perfect slopeside property in Keystone.

* Which village or base area do you prefer? River Run is a bustling center with many summer festivals and larger crowds, in both the summer and the winter. The Mountain House base area is a little quieter. See Keystone’s Event Guide, and read my Keystone community Guide for details. Keystone also has a number of beautiful properties around the lake, and these have a charm all their own. All of Keystone is connected via a reliable and frequent shuttle service.

* HOA Dues. When considering a ski in, ski out condo, it’s important to keep in mind that nearly all of these condos will have HOA dues upwards of $300+ per month. Association fees vary widely with the complex and the amenities provided. At the time of this writing, HOA dues for available ski in ski out Keystone condos range from $462 per month for a small ski in ski out studio condo, to more than $1200 per month for a luxury 3-bedroom condo with premiere amenities. Contact me to learn more about the HOA fees for individual properties.

* Pets. Some condo complexes in Keystone allow pets. Some do not. Others allow pets only for owners and not for owners’ guests or renters. If you have definite needs when it comes to pets, let me know, and I’ll figure this into the search for you.

Note that, when looking for a pet-friendly condo in the Keystone area, many of the buildings around River Run are not pet-friendly, with the exception of Mill Creek Condos and River Bank Lodge Condos. Other areas of Keystone – outside of River Run Village – have a greater number of pet-friendly options.

* Parking & Storage. Some of the condos available in Keystone offer heated underground parking and additional storage for your Keystone toys beyond skis (bikes, etc). Other units offer just surface parking. Again, this is something we can discuss on an individual basis. If you have particular needs or strong preferences when it comes to parking and storage, let me know.

* Rental numbers. Some of these ski in ski out condos rent remarkably well. (If you’re interested in renting your condo, read my article “Summit County Real Estate and Vacation Rentals” or download my “Summit County Real Estate Buyer’s Handbook.”) Some of these condos for sale will have historic rental numbers available. If no rental data is available for the particular unit you are interested in, I can easily request projections from one of our local vacation rental management companies.

Mill Club is considered a ski in, ski out property as you can ski to within about 20 yards of the building. And the American Eagle chairlift is within 20 yards, as well. This is a pet-friendly building with pets allowed for owners.

HOA dues are inclusive. At the time of this writing, they include: Common Area Maintenance, Common Taxes, Electric, Gas, Heat, Internet / Wi-Fi, Management, Security, Snow Removal, Trash Pickup, Water / Sewer

Built in 1987, Wildwood Lodge delivers ski-in convenience and value to people looking for a small, affordable condo right on the slopes of Breckenridge.

Many of the units in Wildwood Lodge have been updated and each features a full-size kitchen. The majority of the units are here one bedroom with one full bathroom. These units sleep four people (with a sleeper sofa). The two bedroom units sleep six. The top floor 2-bedroom condos are sunny and bright, with vaulted ceilings and spiral staircases to the upper loft bedroom with en suite bathroom.

The walkout level units facing south enjoy a beautiful patio area, overlooking Sawmill Creek. Other units feature private balconies.

Looming and picturesque pine trees to the south of the building buffer the condos from Breck’s Four O’Clock ski run, which is just footsteps away. The hot tub is here, as well, between the Wildwood Lodge building and the ski run, located right near the mountain stream. These condos are true ski in. To ski out, simply ski down to the free town shuttle stop, or take a quick hike up to the Snowflake lift.

In the summertime, there is a peaceful area with an outdoor grill near the babbling creek.

Additional amenities at Wildwood Lodge condos for sale include a large and raised outdoor hot tub and an indoor dry sauna, as well as a common laundry area and massage facilities. There is a fully staffed front desk and 24 hour on-site management, as well. Note that parking is surface only, and spaces are not assigned.

Wildwood Lodge features a cozy lobby area with a warm fireplace and intimate seating area. The feel of Wildwood Suites is inviting and quaint with classic, friendly charm. Wildwood also offers meeting facilities for up to 50 people.

HOA fees at Wildwood Lodge are reasonable. At the time of this writing, association fees are $492/month for two-bedroom units and $394/month for one-bedroom units. HOA fees cover just about everything except electricity. Association dues cover cable TV, common area maintenance, gas, heat, internet/wi-fi, management, snow removal, trash pickup, and water/sewer.

Wildwood Suites is a pet-friendly, so pets are allowed for owners, and owners can decide whether to allow them for guests, as well.

Like all ski-in condos, Wildwood Lodge are very popular in the rental market. Most of the rental activity here is done on a short-term basis to vacationers, but there are some seasonal, long-term rentals here, as well. Boulder Ridge

Beautiful Boulder Ridge is a community of luxury homes positioned at the base of Peak 8.

Located at the base of Peak 8 in Breckenridge, homeowners and guests in Boulder Ridge can easily walk to the slopes of Breckenridge ski resort as well as to the nearby Breckenridge Nordic center. If you don’t wish to walk to the lifts, hop on the free town shuttle, which will drop you off at the base area, and can easily connect you to downtown Breckenridge as well.

A handful of the homes in Boulder Ridge also offer ski in access as there are private trails in the neighborhood that connect skiers directly to the ski run.

Each home in Boulder Ridge is custom built, so the interior and exterior finishes vary, but each is art in itself. Boulder Ridge features the finest in luxury homebuilding and architecture, built with the spectacular view corridors in mind. Depending on the property, views may showcase the Breckenridge ski area and the Ten Mile Range, or picturesque Baldy Mountain. Homes here feature soaring timbers, custom trusses, well-placed windows, the finest masonry, and timeless finishes.

Boulder Ridge luxury homes for sale is positioned on the south side of Ski Hill Road. Its sister community, Boulder Ridge III, is located across the street, on the north side of Ski Hill Road. Construction in this newer subdivision began in the mid 2000s and enjoys close proximity to not only the Breckenridge ski area, but also the Nordic Center and Cucumber Gulch, a unique wildlife preserve featuring a variety of unforgettable hiking and biking trails.

Each of the 35 lots here are on the smaller side, as you would expect from the close proximity to Breckenridge ski resort. Parcels range from to .25 acres to .85 acres. Even with the smaller lot sizes, the luxurious Boulder Ridge subdivision is quiet and secluded, yet features easy access to the best of Breckenridge. Downtown Breckenridge is about a mile down Ski Hill Road, and there is a paved sidewalk if you wish to make a walk (or trails if you wish for a more scenic hike down). Alternately, you can take Breckenridge’s free shuttle into town, or hope on the BreckConnect gondola, which connects the base of Peak 8 to Main Street Breckenridge.

Homes in Boulder Ridge range in size from 1400 square feet to 6500 square feet and from 3 to 7 bedrooms. In all, there are 35 lots in Boulder Ridge and Boulder Ridge III. Development here began in 1991 and continues today. In fact there are still vacant land parcels available in this premiere luxury subdivision, if you wish to build a custom home in Boulder Ridge. Properties in Boulder Ridge are on paved, maintained roads, and they are on city water and sewer. Properties here have a 1% transfer tax, like other Breckenridge properties, but there is no Mountain Master Association Tax and low association fees, which range from $0 to $50 per month.

Breckenridge Ski In, Ski Out Condos: Important Considerations

Here are a few things to keep in mind when shopping for the perfect slopeside property.

* How close is the condo to the town of Breckenridge? With the way our mountain town is configured, many of these ski in, ski out condos are within walking distance to the Breckenridge town core, including world class bars and restaurants, boutique shopping, museums, the historic district, the Riverwalk Center and the BreckCreate Arts District. (Read my Breckenridge Community Guide).

When you click on each individual listing in the table below, you will be taken to a page with photos and property details, including a “Maps” tab, which will show you the property in relation to Breckenridge Main Street and the rest of the town. Or you can simply contact me, and I’ll give you a better understanding of how well the particular property is positioned in relation to everything Breckenridge has to offer.

Keep in mind that, the way our MLS works, sometimes the Alpine Ski In and the Alpine Ski Out properties are combined in a single category, so some of the properties below won’t offer both ski in and ski out, but just one or the other. I’ll provide you with more information on an individual basis.

* HOA Dues. When considering a ski in, ski out condo, it’s important to keep in mind that nearly all of these condos will have HOA dues upwards of $300+ per month. Association fees vary widely with the complex and the amenities provided. At the time of this writing, HOA dues for available ski in ski out Breckenridge condos range from $297 per month for a small ski in ski out Grandview condo, to more than $1000 per month for a luxury 4 bedroom BlueSky Breckenridge Condo. Contact me to learn more about the HOA fees for individual properties.

* Pets. Some ski in ski out condo complexes in Breckenridge allow pets. Some do not. Others allow pets only for owners and not for owners’ guests or renters. If you have definite needs when it comes to pets, let me know, and I’ll figure this into the search for you.

* Parking & Storage. Some of the ski in ski out condos available here offer heated underground parking and additional storage for your Breckenridge toys beyond skis (bikes, etc.). Other units offer just surface parking. Again, this is something we can discuss on an individual basis. If you have particular needs or strong preferences when it comes to parking and storage, let me know.

* Rental numbers. Some of these ski in ski out condos rent remarkably well. (If you’re interested in renting your condo, read my article “Breckenridge Real Estate and Vacation Rentals” or download my “Insider’s Guide to Summit County Real Estate.”) Some of these condos for sale will have historic rental numbers available. If no rental data is available for the particular unit you are interested in, I can easily request projections from one of our local vacation rental management companies.
