Located near the intersection of Highway 9 and Tiger Road, Highland Greens is about 3 miles south of Main Street Breckenridge, and five miles north of Frisco (and Interstate 70.) Still, Highland Greens makes it easy to enjoy everything Breckenridge has to offer. Highland Greens is comprised of 102 townhomes and 49 condos (in the artfully designed Highland Greens Lodge).

Highland Greens Lodge condos range in size from cozy studios to 2 bedroom-2 bath units. Association fees here range from $350 to $450 per month, and include just about everything except phone and electricity. In addition to the free private shuttle, association fees cover cable television, common area maintenance, gas, heat, internet/wi-fi, management, snow removal, trash pickup, and water/sewer. The Highland Greens Lodge also features two outdoor hot tubs on a sunny, south facing deck, as well as an exercise room and sauna. Note that parking at the lodge is surface only.

Highland Greens Townhomes range in size from two-bedrooms to four-bedrooms, and from just over 1100 square feet to 2100 square feet. The HOA fees are lower among the townhomes ($200 to $275/per month) and cover the common area maintenance, snow removal and trash pickup. Townhomes come with one- or two-car garages.

Built in the early 2000s, Highland Greens condos and townhomes were constructed using eco-friendly construction methods. They feature classic finishes, sleek appliances and granite as well as energy efficient gas fireplaces, and some phenomenal views of the Ten Mile Range.

The surrounding area is perfect for outdoor enthusiasts any time of year. The Colorado Trail is nearby, as are numerous other hiking and biking trails. The paved Summit County Rec Path is located just across Highway 9. And Highland Greens is within walking distance of the Jack Nicklaus-designed, 27-hole Breckenridge Golf Club. Of course, as with condos, the more amenities you enjoy with an HOA, the higher your HOA fees will be.

Keep in mind that townhomes tend to be easier to get financing for than condos (ask your lender for details, or contact me if you need the name of a good local lender.)

As with condos, townhomes are ruled by the HOA’s Covenants, Conditions & Restrictions (commonly referred to as the “CC&Rs”). These CC&Rs set the rules and conditions for the owners. It’s essential that you read these HOA documents carefully as they lay down the law on everything from how many pets you can have to whether you can work from home to the insurance coverage you’ll need to who bears the responsibility of maintaining the exterior of the units and the common property.

In most townhome arrangements, the HOA will maintain the exterior of the building and the common areas, and you will be charged an Association fee on a monthly, quarterly, or annual basis.

As with condos, when you are looking at townhomes, we’ll talk about the HOA fees for the townhome and what they cover. As you get further into the process, we’ll also explore any special assessments that may be on the horizon and how much of the HOA fees are going toward a reserve fund, to eliminate surprise special assessments in the future.

Special assessments are funds collected from homeowners to cover a large repair or replacement. For example, if the townhome building needs new decks, new siding, and/or a new roof and there is no money in the HOA’s financial reserves, the HOA will turn to the homeowners to cover the costs. That’s another reason it’s extremely important to review all HOA documents, including financial statements, so you can see whether your HOA has a reserve fund and how much is in it. Built in 1979 and 1980, The Cedars at Breckenridge benefited from a major exterior renovation in 2005. There are 50 Cedars units in all, ranging in size from 1276 sq ft. to 2605 square feet (for a 4 bedroom, 5 bath unit.) Most of the units at The Cedars at Breckenridge, however, are two and three bedrooms.

Each of the townhomes at Cedars at Breckenridge features a private entrance, a full kitchen, and a gas or wood-burning fireplace. Most units also come with a private one-garage. Garages are positioned underneath the building or on the alley/driveway, so the front doors of the townhomes face into a common, grassy area. This New Urbanism layout is similar to the homes in the Wellington Neighborhood.

Or transfer to a free county bus at Breckenridge’s bus depot and explore  the rest of Summit County.

In the summertime, from The Cedars, you’ll have easy access to some of the best hiking and mountain biking in the state. The popular Burro Trail has a trailhead just up the hill from your condo.

Tyra Condos for Sale

Tyra Summit Condos were built in phases, so your condo will have been built in either 1980, 1983, 1990 or 1993. The 112 units at Tyra Summit range in size from 400 square foot studio condos to four-bedroom, 2200 square foot townhomes, though the majority of Tyra Summit Condos are two- and three-bedroom units.

Tyra Summit Condos are comprised of several different buildings:

Tyra Summit I is located above the second Tyra Summit complex on Four O’Clock Road (and Four O’Clock Run). Its amenities include an indoor pool, indoor hot tub, and outdoor hot tub near the ski run. The exterior of Tyra Summit I Condos recently enjoyed a remodel, as well, and now has a rich cedar exterior. Walkways are covered. Depending on your Tyra unit, parking is either underground, surface or in your own garage. Condos here range in size from two-bedroom to three bedroom + loft.

Tyra II is the Tyra Summit complex just down Four O’Clock Road, across the street from the Snowflake Chairlift and consists of several buildings, which share indoor hot tubs and a large outdoor hot tub. There is a clubhouse area, as well with a large deck featuring a gas grill and plenty of space to entertain your friends and guests. The condos in Tyra II range in size from studios to four bedroom units. The buildings in this Tyra Summit Complex include:

  • Tyra Lookout, the highest of the buildings in this second Tyra Summit complex. It is the first you’ll come across in Tyra II as you head for home down Four O’Clock run.
  • Tyra Stream, the building closest to Sawmill Creek.
  • Tyra Aspen is located nearest Tyra Summit’s common area.

Tyra Mountaineer was the final Tyra Summit building to be built. It is located on the south side of Four O’Clock Road, across the road from the main Tyra Summit complex. (And don’t forget about the more luxurious Tyra IV Riverbend, which you can read about here.)

In addition to Tyra Summit Condos, there are Tyra Summit Townhomes, built in 1980 and 1993, . Tyra Summit townhomes come with private one-car garages and private entryways. You’ll enjoy spacious decks and windows that stretch floor to ceiling to frame the magnificent alpine views. Each Tyra Summit Townhome features a full kitchen, washer-dryer and wireless Internet. Depending on the townhome, you may also have a jetted tub in the master bath, a gas or wood-burning fireplace and a private hot tub.

Tyra Summit is located just a few blocks from Breckenridge’s historic Main Street, so you can walk or take advantage of the town’s free bus service to enjoy all that Breckenridge has to offer. In the summertime, hiking trails aren’t far away. Hike to 4 O’Clock Reservoir along Sawmill Creek from the trailhead across the street at the Snowflake Lift. Or hike up 4 O’Clock trail from behind the Tyra Summit buildings. This will take you to the summit of Peak 8.
