Gold Camp Condos – Peak 8 Village and Gold Camp II

There are two subdivisions/complexes commonly referred to as Gold Camp: Gold Camp II on the south side of Ski Hill Road – and Peak 8 Village on the north side of Ski Hill Road.

Gold Camp Condos (commonly known as Peak 8 Village) were constructed in 1969, followed shortly thereafter by the larger Gold Camp II development across the street, completed in 1972 – back when tickets to Breckenridge Ski Resort were just $6 per day.

The two separate complexes in the Gold Camp area can be confusing. Here’s an easy way to look at it: the original Gold Camp condos, built in 1969, are located on the right side of the street as you head up Ski Hill Road from town, toward the ski area. The addresses here are all even-numbered: 1080, 1090, 1100, 1120, and 1140 Ski Hill Road. These are commonly known as Peak 8 Village, and that’s what the sign says at the complex. This complex enjoyed an extensive exterior remodel in 2008.

Gold Camp II, just across Ski Hill Road on the left-hand side, were built in 1972 and have odd-numbered addresses: 1075, 1085, 1105, 1115, 1121, 1127, 1133, 1155, 1161, 1173, 1179, and 1185 Ski Hill Road.

There are 183 units in all (in both Gold Camp II and Gold Camp, aka Peak 8 Village), ranging in size from 1 bedroom, 1 bath to 3 bedrooms, 3 baths (547 square feet to 1080 square feet.) Each of the units is individually and privately owned, so interior finishes vary. Most of the units we have seen come on the market in the recent past have enjoyed extensive renovations since the buildings’ original construction.

Views depend, of course, on a unit’s location inside the complex. Some look out to Baldy Mountain. Others to the Breckenridge Nordic Center or to the Breckenridge Ski Resort. Top floor units have vaulted ceilings with extra windows, flooding them with interior light. Of course, these top floor units tend to have the best views, as well.

Gold Camp Amenities and Features

Gold Camp is popular among locals, investors, second homeowners, and long-term and short-term renters due to the units’ relative affordability and proximity to the ski mountain. Life is good here. Pets are allowed for owners and world-class skiing – both alpine and Nordic – is close by. HOA fees are relatively low, and include heat, as well as cable TV, gas, insurance, HOA management, snow removal, trash pickup, and water/sewer.

Amenities at Gold Camp II include recently remodeled indoor hot tubs and saunas (located in Buildings G and H) and common laundry facilities (located in Buildings A, E, J, L, and M.) A selection of units have washer/dryer hookups and appliances installed. In the summer, owners and visitors enjoy common barbecue grills and picnic areas with tables. Parking at Gold Camp and Gold Camp II is surface only.

Additionally, these units are not deed restricted, and owners have flexibility in occupying the property or renting it to locals or visitors on a short- or long-term basis. Owners use a variety of Vacation Rental Management Companies, and some self-manage through VRBO. To get an idea of nightly rental rates, see VRBO’s listings at Gold Camp II and

As the complex is located a little over a mile from Main Street via Ski Hill Road, there is a free shuttle stop (Breckenridge Free Ride) right at the Gold Camp complex. This shuttle can take you into town or, take it the other direction for easy access to Peaks 7 and 8.

In addition to its proximity to Breckenridge Ski Resort, the Breckenridge Nordic Center is within easy walking distance. And miles of hiking and biking trails crisscross through this entire area.

Warrior’s preserve is denoted by the number 1 in the map above. Note that the Breckenridge ski mountain is just to the west and the downtown area is just to the north. Owners here at Warrior’s Preserve enjoy a lifestyle that is very close to a ski-in ski out convenience, at a lower price.

The subdivision of Warrior’s Preserve is just above the Warrior’s Mark subdivision, in the town of Breckenridge, so  the 1% real estate transfer tax applies. Homes in Warrior’s Preserve enjoy City Sewer, City Water, Electricity, Gas. Association fees are around $1,000/year (at the time of this writing) and cover the snow removal on streets in the subdivision.

Also known as Gateway Lodge or Gateway Mountain Lodge, this condo complex is located between the entrance to the Mountain House Base area and the entrance to Keystone’s River Run Village, right off U.S. 6.

As such, Gateway Lodge offers a central location to just about everything. You’ll be within walking distance to the slopes of Keystone resort – about ¼ mile to River Run with its gondola, night skiing, and summer festivals. Plus, paved paths connect you to both base areas, and, of course, the complimentary Keystone shuttle makes it very easy to get around the area.

Plus, the free Summit Stage bus system will connect you to nearby Arapahoe Basin ski resort, as well as Silverthorne, Dillon, Frisco, Copper Mountain, and Breckenridge. (Read more about Keystone in my Keystone Community Guide.)

Amenities at Gateway Lodge include an indoor pool, a large hot tub, fitness room, ski lockers, underground parking, and common laundry facilities for those units that don’t feature washer/dryer.

The 110 units in Gateway range in size from a 355 square feet studio to a 4 bedroom, 4 bath unit with more than 2300 square feet. Many of the units available in Gateway are cozy studios, which sleep 4, most with Murphy beds and sofa sleepers.

The first floor of the Gateway building is home to some popular commercial enterprises as well, so owners and guests here don’t even have to leave the property to enjoy a café, liquor store, day spa, mini grocery store, and more. And the Keystone Conference Center is just down the road, which contributes to the Gateway’s attractiveness to renters.

Built in 1998, the exterior of Gateway enjoyed a facelift in the spring and summer of 2016.

Dakota Lodge Condos for Sale

Dakota Lodge is located right on Dercum Square, which features ice skating in the wintertime and mini golf in the summertime. A playground is here and, in the summertime, a variety of festivals and special events take place nearby. The biggest draw for Dakota Lodge, as with the other properties in River Run, is the proximity to River Run Village and the River Run Gondola, where you can ski (into the night, even) and take advantage of year round fun. The luxurious pool area at Dakota Lodge features a beautifully designed patio with the largest outdoor pool in River Run Village. Enjoy Dakota’s dry sauna or one of the large outdoor hot tubs, which allow you to soak up the heat, the sun, and the views.

The common area at Dakota Lodge features an intimate seating area with fireplace, and a large television so you can enjoy games and movies with friends and family.

Condos here at Dakota Lodge are individually owned, so finishes and furnishings vary. Scroll down to see today’s units for sale at Dakota Lodge. The building was constructed in 1997, and there are a total of 67 Dakota Lodge units, ranging in size from studios to three bedrooms (with most condos 1- and 2-bedrooms.) The Summit County MLS does not differentiate between Dakota Lodge and the neighboring building, Buffalo Lodge. Note that Dakota Lodge properties are indicated by a street address of 150 Dercum Square, while Buffalo Lodge properties are those located at 100 Dercum Square. Buffalo Lodge shares Dakota Lodge’s pool area, though Buffalo Lodge has two hot tubs of its own.

Parking at Dakota Lodge is heated and underground. The free Keystone shuttle runs year-round and connects you to the other areas of Keystone, as well as to the free Summit County bus service, so you can easily access all of the Summit County ski resorts. Owners also enjoy first-floor ski lockers.

Laundry facilities are common and coin operated. One thing to note about Dakota Lodge, the condo is not pet-friendly, even for owners, so if you need a pet friendly keystone condo, let ne know, and I’ll help you find something to suit your needs.

The asterisks denote condos that surround the River Run Village itself and are officially termed “River Run Condos.” These condos — Arapahoe Lodge, Black Bear Lodge, Buffalo Lodge, Dakota Lodge, Expedition Station, Jackpine Lodge, and Silver Mill — share a variety of luxurious amenities among them, with the greatest being proximity to the River Run Village and Keystone’s River Run gondola.

The amenities at these River Run condos may include heated underground parking, for example, as well as amenities such as fitness centers, a luxurious lobby, and year-round outdoor pools and hot tubs. (When we sit down together, we’ll discuss the amenities included with each River Run Village condo and the associated HOA fees. )

In addition to the buildings that comprise River Run proper, there are more condos and properties just outside this grouping. Lone Eagle and The Timbers are the true ski in, ski out properties in Keystone. You will sometimes hear these properties referred to as “Above River Run” because they are positioned on the slopes of Keystone Ski Resort. Both Lone Eagle and The Timbers are located a very short distance to the River Run Village.

River Bank Lodge and Mill Creek are just on the outskirts of this village – again, just a short walk away. Likewise, The Springs condominium complex is not technically considered a River Run Condo, but it’s located very close to the River Run Gondola. The Springs also features a pool with slide, two hot tubs, a fitness rooms, a kids playroom, a theater, and a fantastically elegant lobby.

In addition, Dercum’s Dash is a new development of high-end luxury single family homes within walking distance to the River Run gondola and River Run Village. When this elite and exclusive community is complete, there will be 24 luxury single family homes on the 21-acre parcel, as well as a magnificent 6,000 square foot private clubhouse for Dercum’s Dash homeowners and guests. Why River Run Village?

In addition to the variety of real estate positioned within walking distance to the Keystone gondola and the slopes of Keystone Resort, owners and guests also enjoy wonderful and unique shopping and dining in River Run Village.

Dining choices range from quaint coffee shops (including a very popular Starbucks) to casual family-friendly restaurants to fine dining. The village base area here is also home to Keystone’s Quaking Aspen Amphitheater and Warren Station (formerly known as the Keystone Pavilion).

Keep in mind that most of the condos in River Run area do not allow pets – with the exception of Lone Eagle Condos for Sale and Mill Creek, both of which allow pets for owners.
